BrendanKing(00:41):What's going on? So we areactually here sitting in Utah, currently. We came out to visit one of thebiggest teams in the country over at Utah Life.
JackPalermo(00:52):Yep.
BrendanKing(00:53):We took a little visit to SpringBengtzen's office and got to hang out with them for the day. And honestly, itwas awesome. I learned a ton of information from a team that's one step aheadof us, which is always good. We always try to learn from people that havealready done things that we are equally doing in our process as well. But wehad a ton of fun.
JackPalermo(01:15):Ton of fun.
BrendanKing(01:16):Office is beautiful.
JackPalermo(01:18):Amazing.
BrendanKing(01:18):They did an amazing job. Theytotally rehabbed an entire bank and made a pretty awesome-

BrendanKing(01:25):... office. It looks like a...It almost looks like a home, like a contemporary home.

BrendanKing(02:19):... coming to Las Vegas. And notonly are they coming to Las Vegas, they are racing the Las Vegas-
JackPalermo(02:25):Strip.
BrendanKing(02:25):... strip at night, 200 and someodd miles an hour at night, and the course looks incredible. It's going to gopast the, what is that? The big ball.
JackPalermo(02:36):Around the sphere.
BrendanKing(02:36):The sphere.

BrendanKing(02:38):It's going to go straight downthe Las Vegas Boulevard, which is the straightaway.
JackPalermo(02:42):Yeah.
BrendanKing(02:42):So that's where they're justgoing to blast out. It's honestly a huge, huge, huge thing for Las Vegas.American F1 is-
JackPalermo(02:52):Blowing up.
BrendanKing(02:53):... massively popular and-
JackPalermo(02:54):It's blowing up.
BrendanKing(02:54):... blowing up right now. Ithink in the past, we were able to get maybe a 100,000, 150,000 people to showup. They anticipate... They're saying on a safe side, 200,000.
JackPalermo(03:03):No.
BrendanKing(03:03):I guarantee you it'll be 400,000people.
JackPalermo(03:05):For sure.
BrendanKing(03:06):There's no way it's not going tobe. And as of right now, the three events will be November 15th through 19th in2023.
JackPalermo(03:19):In 2023. 13th through 17th, 2024and 12th through 16th, 2025.
BrendanKing(03:21):And I don't think they're goinganywhere.
JackPalermo(03:23):No. No, no.
BrendanKing(03:23):I watched the announcement, itjust popped up on the... I turned the TV on. They were there talking live.
JackPalermo(03:29):I mean, everybody's excitedabout it. It's going to be awesome.
BrendanKing(03:31):And the guy was like, "Wedon't anticipate moving after three years."
JackPalermo(03:35):Nope.
BrendanKing(03:35):He said, "I'm sure thesuccess that we anticipate will happen and I think it's going to be here forthe long run."
JackPalermo(03:41):For the long run, absolutely.
BrendanKing(03:42):So right now, I think it'sMiami, Austin and Las Vegas-
JackPalermo(03:45):Vegas.
BrendanKing(03:45):... as their first three places.Warm weather.
JackPalermo(03:48):Yeah.
BrendanKing(03:49):I think that's-
JackPalermo(03:49):Yeah, Miami and Austin are goingoff this year.
BrendanKing(03:51):... Yeah.

BrendanKing(03:52):Yeah, yeah, yeah. And they'llstay with those.

BrendanKing(03:54):They're just adding more cities.
JackPalermo(03:55):Yeah. That's awesome.
BrendanKing(03:56):So it's pretty huge, but theresome controversy.
JackPalermo(04:00):Yeah.
BrendanKing(04:01):What's going on with this?
JackPalermo(04:02):So I guess there's a hugeadvertising fight going on because they don't want to choose one over another,so the F1 just kind of wants to pay for their own advertising, just to kind ofkeep it neutral, type of thing.
BrendanKing(04:14):Yeah.
JackPalermo(04:14):Kind of.
BrendanKing(04:15):So normally on big events youhave some sort of big sponsor who fronts some money in order to do some of theadvertising.
JackPalermo(04:22):Yeah.
BrendanKing(04:22):F1 wants full control. They wantto do what they want to do. They think this is going to be their big breakoutmoment in the States.
JackPalermo(04:29):Yeah.
BrendanKing(04:30):But the courts could sayotherwise.
JackPalermo(04:32):Yeah, the courts could sayotherwise. Absolutely.
BrendanKing(04:33):Let's see how that works out. Buthey, you can't bring anything to America without us trying to sue you andfigure out a way to make it happen.
JackPalermo(04:37):Exactly. No doubt.
BrendanKing(04:39):So bring a European sport toAmerica and we'll just sue you until-
JackPalermo(04:43):Yeah. We'll sue you. Kind of.
BrendanKing(04:45):... No, but honestly, to end iton a positive note on the F1 situation, it's massive. Like this is-
JackPalermo(04:52):It's going to be awesome.
BrendanKing(04:52):... huge and I really, reallythink that every friend of ours will be calling to ask to stay over when thisis in town.

BrendanKing(05:00):But yeah, and tickets oncethey... No, is this definite on the dates in November?

BrendanKing(05:08):... I think it's a holder datefor now. We're not positive that is the definite date, so don't go bookinghotel rooms yet.

BrendanKing(05:14):Just warning you. But they doanticipate to announce the dates soon. And once they do, I'm sure the hotelrooms that are on Las Vegas Boulevard or anything that's on the course-

BrendanKing(05:26):So definitely stay tuned, butjust wanted to give you a heads up. Don't go booking hotel rooms, because thenyou'll be mad at us-

JackPalermo(05:43):Watching the Masters. Tiger isback, so kind of crazy. His odds started at 100 to one. Then he announced thathe was going to play and they dropped all the way to 30 to one as of yesterday.And right now he's only a couple shots back.
BrendanKing(05:55):Yeah.

BrendanKing(05:56):You know he's looking prettygood. He's everyone... It's the Masters so-

BrendanKing(06:02):Did you see his practice shots?
JackPalermo(06:04):It's insane.
BrendanKing(06:04):There was like hundreds ofpeople just standing there for his practice shots.

BrendanKing(06:08):It's pretty incredible. He canbarely walk and he's in the, what is he, 11th? So he's in the running.

BrendanKing(06:55):So his sixth green jacket at 46years old.

BrendanKing(07:06):So, sixth and sixth, this couldbe him tying the record that Jack Nicklaus has held for quite a while, but Jackstill got him by two majors.

BrendanKing(07:24):It is open after a bunch ofdelays with all baseball related things. So Aviators are running. They wontheir first game last night. What are we going to start doing?

BrendanKing(08:10):... you're going to want to bein the shade, and I purposely chose these because they are in the shade. Soit's definitely a nice little, I guess, escape from the heat.
JackPalermo(08:21):The heat.
BrendanKing(08:22):You could also jump in the poolor rent the pool.
JackPalermo(08:24):Yeah, right.
BrendanKing(08:25):Because we have a minor leaguestadium with a pool.
JackPalermo(08:27):It's crazy.
BrendanKing(08:28):Very Vegas.

BrendanKing(08:30):So not only is it opening dayfor the Aviators.
JackPalermo(08:33):Major League baseball openingday. Yes. Here we go. So we have my team, Chicago White Sox. They're fourth inthe power rankings right now, which is pretty great. They opened today. I justlooked, they were in the third inning, winning one nothing in Detroit. So yeah,good stuff.
BrendanKing(08:50):Nice. What's David's team? TheReds.
JackPalermo(08:52):The Reds. They won last night.They beat the World Series Champions last year.
BrendanKing(08:56):Nice. That's a good start.
David 6 (08:57):Opening night.
JackPalermo(08:58):Opening night, yes.
BrendanKing(08:58):Not a bad start at all. AndYankees, I grew up in the New York area, either you're a Mets, Jets or YankeesGiants.
JackPalermo(09:07):And you're a Yankees Giants.
BrendanKing(09:07):I'm a Yankees Giants or RaidersA's, we'll see.
JackPalermo(09:12):Yeah, we'll see. Hey.

BrendanKing(09:17):... speaking of A's. A'sPotential Las Vegas Ballpark site could be released in May. We're not surewhere this is going just yet.
JackPalermo(09:24):No, there're rumors everywhere.So you have the rumors behind, like on the east side of the strip right therewhere, like the Ice Bar was over by like Maria Antoinette Condominiums.
BrendanKing(09:34):Oh, over by...
JackPalermo(09:36):Top Golf.
BrendanKing(09:36):Top Golf, yeah.
JackPalermo(09:37):Right by Top Golf. So theysupposedly, rumor has it, that they purchase like 45 acres there. And thenthere's one in the Southwest or down the south that they were talking about.So, who knows? It's all speculation. We've been talking about the A's for quitea bit now.
BrendanKing(09:51):Yeah. Yeah.
JackPalermo(09:51):And I'm sure the city of Oaklandis not going to like us if we take another team of their.
BrendanKing(09:54):And then you have, this is therendering of what they were going to build, some multi-billion dollar stadiumthat is just having all sorts of problems. I think it was a $12 billion HowardTerminal project. It was going to be housing and entertainment and ballpark.
JackPalermo(10:11):Yeah.
BrendanKing(10:11):But it seems to be like a totalmess.
JackPalermo(10:14):Yeah.
BrendanKing(10:14):And they're not going to get itto together because they're going to be coming to Las Vegas. But we'll see. Wedon't know the definite on that but fingers crossed, we get a baseball team. Itlooks pretty definite. And of course, our amazing Golden Knights, will theymake the playoffs?
JackPalermo(10:32):I think so. If they didn't, thiswould be the first year since they started that they did not make the playoffs.
BrendanKing(10:38):Yeah, it would. And it would beinteresting how many people... I hope people still continue, if that is thecase.
JackPalermo(10:44):Right.
BrendanKing(10:44):But it won't matter becausethey're going to make it.
JackPalermo(10:46):Yeah. They're going to make it.
BrendanKing(10:47):So yeah, they're having a hardtime here. They had seven games out of 10 that they won?
JackPalermo(10:52):They won, seven to 10. They wonfive straight. Robin Leonard's back. But who know, we'll see.

JackPalermo(10:59):But I'm keeping my fingerscrossed. They look good.

JackPalermo(11:42):A couple of weeks away from theNFL draft, which will be April 28th through the 30th. There're all sorts ofthings going on. You got the... They're going to do something on the Bellagiofountains, introducing the players.

JackPalermo(11:56):... like a stadium they're goingto do-
BrendanKing(11:58):That's pretty cool.
JackPalermo(11:59):... They built like a coveredstadium type thing for where they're going to announce the players over by theCaesars forum area.
BrendanKing(12:07):So what happens on the Bellagiofountains then?
JackPalermo(12:09):It's like they introduce theplayers as they come in. It's kind of like a red carpet type thing.
BrendanKing(12:14):Oh, okay.
JackPalermo(12:15):They're going to boat themacross to the middle.
BrendanKing(12:17):No way.
JackPalermo(12:17):Then they're going to get out,walk across.
BrendanKing (12:18):I didn't hear all this.

JackPalermo(12:21):So, but don't forget the laneclosures begin April 13th, a couple of weeks ahead of time. So that's not goingto be fun, but hey, it's going to be worth it.
BrendanKing(12:29):Yeah, absolutely. And justanother cool thing for Vegas, of course. Then another thing un-sports relatedbut amusement related, Six Flags, we've had this like rumor that Six Flags iscoming to Las Vegas.
JackPalermo(12:44):It's interesting because thisrumor came out on April 1st.
BrendanKing(12:47):Yeah.
JackPalermo(12:47):April Fool's Day. So we reallydon't know if it's true or not. We're kind of... We're going to keep our eye onit and see what the heck's going on but-
BrendanKing(12:53):We've contacted our sources atSix Flags, but we cannot confirm or deny. But it did come out on April 1st,which is odd, which tells me possibly it's a rumor, but why don't we have one?
JackPalermo(13:04):... We should have one.
BrendanKing(13:05):The rumor was, it would be inthe Southwest.
JackPalermo(13:07):Yeah.
BrendanKing(13:08):And I looked on a map at all theland in the Southwest, I can't figure out where that would be.
JackPalermo(13:12):Yeah. The saying some more termslike mountains edge.
BrendanKing(13:14):Southern Highlands, mountainsedge.
JackPalermo(13:16):Yeah.
BrendanKing(13:16):That kind of in between there.
JackPalermo(13:17):Yeah. So we'll see. Interesting.We'll keep you updated.
BrendanKing(13:20):Yeah. Yeah. It may be an AprilFools Day joke, maybe not. So on the entertainment front, just continuing inthat direction, Criss Angel and Dragone, the legend that created O and Mystere-
JackPalermo(13:35):Okay.
BrendanKing(13:35):... with Cirque Du Soleil havecombined forces and created something called Amystika.
JackPalermo(13:41):Amystika.
BrendanKing(13:43):So strange name, but definitelyvery Criss Angel. Hope this show's great.
JackPalermo(13:50):Yeah.
BrendanKing(13:51):He's gone through two or threeother renditions of shows in Vegas in the past.
JackPalermo (13:56):MindFreak and then another one,I believe.
BrendanKing(13:56):Yeah.
JackPalermo(13:56):Yeah.
BrendanKing(13:56):Yeah. So hopefully this onesticks and Dragone is a brilliant man. He's done amazing shows around theentire world for all... He did Le Reve as well.
JackPalermo(14:05):Okay.
BrendanKing(14:05):Which wasn't with Cirque, butanother amazing production that he's done. Let's see.
JackPalermo(14:11):Yeah.
BrendanKing(14:11):I hope it's a great show for allour entertainment friends that do work in the business. We just hope for morejobs and shows that stick around, for sure. So fingers crossed, it's an awesomeshow.

The lineup has been out, so we gotParmalee, X Ambassadors, Starship featuring Mickey Thomas, Molly Hatchet,Sebastian Bach from Skid Row, Hoobastank, Soul Asylum, Alien Ant Farm. Then yougot Simple Plan, Rick Springfield, Men at Work, and John Waite. That's going tobe pretty cool.
BrendanKing(14:48):Yeah.
JackPalermo(14:49):Yeah. Pretty Reckless, JellyRoll, Slaughter, Vixen and The Sweet, and then Stone Temple Pilots.
BrendanKing(14:55):Yeah.
JackPalermo(14:56):It'll be great.

JackPalermo(15:39):Oh, it's really good. Yeah. Sothat's staying, that was there before, so that one's staying. Then you got theA.Y.C.E, All You Can Eat. Ah.
BrendanKing(15:48):Ah. I'm surprised nobody's donethat before.
JackPalermo(15:51):I know right. I'm like,"What does that stand of? Oh, all you can eat." That makes sense.
BrendanKing(15:53):That makes sense.
JackPalermo(15:54):And then you have the LagunaPool House and Kitchen will be back in the Palms.
BrendanKing(15:57):Which is the old Simon, I think,which had an amazing breakfast.
JackPalermo(16:00):Yeah.
BrendanKing(16:01):You pay like a flat fee and thenyou could get al carte items.
JackPalermo(16:04):You can wear your pajamas,right?
BrendanKing(16:06):People, the waitresses andwaiters wore pajamas.
JackPalermo(16:09):Nice.
BrendanKing(16:09):And they had like, they wouldhave a full fish bar and a dessert that had like cotton candy and stuff. It waspretty cool.
JackPalermo(16:16):Really cool. And don't forgetyour favorite place, the Ghost Bar is coming back.
BrendanKing(16:19):Oh shut up. Yes, the Ghost Baris back as well. So exciting times.
JackPalermo(16:24):Yeah.
BrendanKing(16:25):Palms is finally back open.Literally, it's been closed since COVID, or pre COVID, wasn't it or no?
JackPalermo(16:31):It was right at COVID, yeah.
BrendanKing(16:32):Yeah. So this is quite a longtime coming for sure. And not just the Palms has the pools and everything else,there's a million pools in Vegas.
JackPalermo(16:42):A million pools.
BrendanKing(16:42):So there was a great article inthe Thrillist that is about all the day clubs in Las Vegas-
JackPalermo(16:50):Pool parties, yes.
BrendanKing(16:50):... and pool parties.
JackPalermo(16:52):So a couple of them we pulled,TAO Beach, they just actually just reopened last weekend. They're at theVenetian Palazzo, I believe, supposed to be beautiful. They redid a whole bunchof stuff and it was packed last weekend.
BrendanKing(17:03):Nice.
JackPalermo(17:04):So that's good.
BrendanKing(17:04):Yeah. Well the weather's beengreat. The Wet Republic Ultra Pool, this one's been around forever. It's apopular one, for sure.
JackPalermo(17:10):Yep.
BrendanKing(17:11):The Marquee Nightclub and DayClub so-
JackPalermo(17:14):Looks pretty crazy and fun.
BrendanKing(17:16):... Talk about filling a placeall day. You could pretty much go there in the morning and stay until night,which is pretty cool.
JackPalermo(17:24):Flamingo GO Pool at theFlamingo. They actually have live concerts out there, too.
BrendanKing(17:27):Nice.
JackPalermo(17:27):It's kind of cool, and it's kindof like more diverse age range there, as well.
BrendanKing(17:32):Cool. And if you need some themwere to watch sports, Stadium Swim at Circa is an incredible place that has allsorts of little pool sections where you can either rent out-
JackPalermo(17:43):You can rent them out. Yeah.
BrendanKing(17:43):... or have a cabana and youcould bet on sports. And they have this ginormous screen-
JackPalermo(17:49):It's crazy.
BrendanKing(17:50):... where you can watch, ifthere's a big event like the Super Bowl or something, obviously, it's far away.Or they'll slice it up into many different games and it's pretty cool.
JackPalermo(18:01):Because what they do, too, isthey heat that pool year round, so it's always at a warm temperature so you canuse it year round, which is neat.
BrendanKing(18:06):Yeah. And it's on the rooftop ofCirca. And then of course, Bare Pool Lounge, that's over at Red Rock, soanother west side pool, that is easy access to get to on the west side, over atRed Rock Casino. So this isa cool one, Thrillist also had like the best celebrity chef restaurants thatare actually worth going to. They had 17 on the list. We figured we'd pull afew for you guys to check out. So of course, there's the Bazaar Meat by JoseAndres.

BrendanKing(19:21):And then of course, Amalfi byBobby Flay.

So in real estatenews, Siegel Group, which Siegel has kind of bought up a lot of differentthings over the years. They acquired the last great piece of land available onthe north strip. So 75 million dollars, it's right next to Fontainebleau in theRio kind of like across the highway.
JackPalermo(20:35):Oh, Fountainebleau, is it? Yeah.So Fountainebleau across from-

BrendanKing(20:42):... Resorts World. Yeah, sorry.

BrendanKing(20:43):The color looked like... So kindof near Wayne Fountainebleau and Resorts World, like right in the middle ofthere.

BrendanKing(20:48):Didn't even know this littlesliver was there actually.

BrendanKing(20:51):But 75 million dollars, there'snot much land left. That's pretty much it.

BrendanKing(20:57):So it'll be interesting to seewhat they end up doing. I think as of now, he's reviewing hotel casino conceptsthat fit the neighborhood and he considers this the last great piece of land.

BrendanKing(21:11):So it'll be interesting to seewhat he does. Hopefully he does something with it. He's also a speculator, he'sknown for it.

BrendanKing(21:18):He may just sit on it and flipit and say, "Let's sell it to somebody else."

BrendanKing(21:21):But we'll keep you updated onwhat's going on with that. Las Vegas home prices, American home prices, forgetLas Vegas.

BrendanKing(21:29):Hit another record high, whichis good. But everything good needs to eventually-

BrendanKing(21:37):Calm down. I've got calls fromclients and friends that are getting priced out. It doesn't make me worry. Idon't think we'll have a crash, in my opinion. I think we're still the cheapestcity on the west coast.
JackPalermo(21:51):Sure.
BrendanKing(21:51):Because they've gone up as well,but it's getting a little crazy. Look at this. The average price point in 2020was-
JackPalermo(22:00):319.
BrendanKing(22:01):319 and now we're all the way upto 460 in 2022.
JackPalermo(22:05):And look at condos andtownhouses, too, $185,500 two years ago. Now they're 270.
BrendanKing(22:10):Yeah, so massive change. 26.7%even over the past year. We've just had a ton of value change, for sure, but wehave across the whole United States and it's mostly because there hasn't beenenough construction. '08, '09, and '10, construction shot-
JackPalermo(22:27):Crazy, yeah.
BrendanKing(22:27):... down completely. And thenthey slowly ramped up but not... We were already low on inventory back then.
JackPalermo(22:33):Sure.
