BrendanKing (02:15):Yeah, so LA Rams versus theCincinnati Bengals. And David's going to be there.

BrendanKing(02:38):Yeah, actually same here. Yeah,definitely. And then for the Raiders, some massive news, we've had some holesin some big positions. So what's going on here?
JackPalermo(02:47):New head coach Josh McDanielsand new GM David Ziegler came from the football juggernaut of the New EnglandPatriots. Josh McDaniels had a job before in Denver, didn't work out so well.Went back to as the offensive coordinator in New England. He also turneddown... He got offered a job at Indianapolis a few years ago, turned it down tostay with Bill Belichick in New England. Now this is his time, he's coming.David Ziegler was the director of player personnel in New England. Crazy thing.They both... They've known each there for 30 years. It goes all the way back toplaying together at John Carroll University, a division three school inUniversity Heights, Ohio.
David (03:25):So cool.
JackPalermo(03:25):And roommates.
BrendanKing(03:26):Roommates. Yeah.
JackPalermo(03:27):So wild.
BrendanKing(03:28):Can you imagine, roommates andthen 30 years later-

BrendanKing(03:38):Well, even Tom Brady were waslike, "Hey, this is a good move for the Raiders."
JackPalermo(03:41):Totally.
BrendanKing(03:41):And then Tom Brady says,"Hey, this is a good move for the Raiders." And then turns around andsays, "Hey, I'm done." So the legendary Tom Brady to some the GOAT,to some the most hated man in football, you got to give the guy a ton ofcredit.
JackPalermo(03:56):He's the GOAT. Sevenchampionships.
BrendanKing(03:58):Insane.
David (03:58):It's crazy.
BrendanKing(03:59):And I honestly thought, and thenwasn't this year, his best year stat wise in his entire career?
JackPalermo(04:04):Yes, it was.
BrendanKing(04:05):Like the last...
JackPalermo(04:05):At 44.
BrendanKing(04:06):44 years old, had thestatistically the best year he's had for most of his career and then goes outon top. Maybe not with a win, but what? One game away from-

JackPalermo(04:50):What a weekend here in LasVegas. Starting off with the Pro Bowl that will be here on Sunday. They'vestarted stuff already. So yesterday, they had the skills competition at LasVegas Ballpark, which was crazy. They're having practices today, tomorrow, andSaturday for anybody who wants to go and watch.
BrendanKing(05:09):Is the skills competition theone where they like throw the ball- [crosstalk 00:05:12]
JackPalermo(05:11):Yeah.
David (05:11):Yeah.
JackPalermo(05:13):Running, [crosstalk 00:05:14]throwing, everything. Craziness.

JackPalermo(05:16):So that's going on this weekendand their festivities are everywhere. All televised on ESPN, and other networks.And it's going to be crazy. It's going to be absolutely crazy.
BrendanKing(05:27):The oddest thing for me, alwayswith the Pro Bowl, is that the people who are in the Super Bowl can'tparticipate.
JackPalermo(05:32):They can't because if they gethurt, what happens?
BrendanKing(05:34):Yeah. I always thought, why notdo it the week after the Super Bowl, or something?
JackPalermo(05:37):They used to. [crosstalk00:05:38].

JackPalermo(06:20):Yes that's I was just about tosay. Good for you. All right, we're good. All right. So tell us what else isgoing on Brendan?
BrendanKing(06:26):And of course then, the NHLall-star weekend. So why not have the Pro Bowl, the Shrine Bowl and the NHLAll-Star Weekend is happening at the exact same time. So NHL at T-Mobile arena,so they've got things going on as of today as well. So the 3rd, 3:00 to 9:00PM, the NHL Fanfare, Friday from three to nine, the fanfare. The 5th, again,the Fanfare and then the All-Star game of course takes place on the 5th from12:00 to 3:00 PM. Tons of things going on and we've got some players involved.
JackPalermo(07:01):Yeah, so Jonathan Marchessaultjust got added to the team, joining his teammates, Mark Stone, AlexPietrangelo, and head coach Pete DeBoer.
BrendanKing(07:09):Yeah. Yeah. So honestly, what isthat? Four people from the Knights [crosstalk 00:07:15] participating in theNHL All-star weekend, which is awesome. And why not just throw in every sporton the-
JackPalermo(07:22):Why don't we just add everysingle sport here? Because in a few short years, Vegas went from zero sportsteams. Then we had the Aces, the Knights, the Raiders. So now...
BrendanKing(07:32):And literally zero.
JackPalermo(07:33):I mean, look at what's happeninglike in the next five years. Obviously, we have the Pro Bowl, the All-Star gamethis weekend, then we have the draft coming up, the Super Bowl in 2024, theCollege Football Championship game on 2026.
BrendanKing(07:46):Oh, I didn't even know theyadded that.
JackPalermo(07:48):Yeah. It's going to be awesome.
BrendanKing(07:49):And then yeah- [crosstalk00:07:51].
JackPalermo(07:50):MLS.
BrendanKing(07:51):We're up for MLS. We're up for-[crosstalk 00:07:53]
JackPalermo(07:52):Expansion. NBA expansion. We gotthe Oakland Raider or not Oakland Raiders, I'm sorry. Oakland A's is possiblycoming. So Oakland really probably hates us, at this point in time, but-
BrendanKing(08:02):That's okay.
JackPalermo(08:02):A's may come. And then the F1.Tell us about the F1.
BrendanKing(08:07):Yeah. So chances are very, veryreal that Vegas will get the F1 race on the strip. And if you've never watchedFormula One racing... Formula One Racing, there's a great Netflix series rightnow. I can't think of the name of it right now, but awesome series regarding F1and how competitive it is and super high stakes, insane amounts of money in F1racing. But it's always in some of the biggest countries and- [crosstalk00:08:33]
JackPalermo(08:32):Like Monaco.
BrendanKing(08:33):Cities. Yeah, Monaco Raceway,but this takes place on the streets. So if you've never watched F1, it's reallyinteresting. So this would take place just like right on the strip, carsracing.
JackPalermo(08:44):Lot of cool turns and everythinglike that. [crosstalk 00:08:46]
BrendanKing(08:46):300 miles an hour. So it lookslike it's unclear, but Las Vegas could race somewhere in 2022 or 2023, whichwe're in 2022 now, so better make that decision quick.
JackPalermo (08:57):Right. Exactly.
BrendanKing(08:58):But yeah, that would be massive.Honestly, in Europe, F1 is one of the most popular sports. Some of the biggestpaid athletes in sports are in Formula One.
JackPalermo(09:08):Is that what like LewisHamilton's in and stuff like that? Am I right or no?
BrendanKing(09:11):I'm not good on the names. Mybrother got me to watch that series. If you watch the series, you'll fall inlove with Formula One.
JackPalermo(09:16):Yeah. It's in Netflix, right?
BrendanKing(09:17):Yeah. Yeah. It's on Netflix. So,we'll post that link too, but I can't think of it, but if Vegas gets F1, that'sgoing to be [crosstalk 00:09:24].
JackPalermo(09:23):Super cool.
BrendanKing(09:23):A ton of European sports FormulaOne fans are definitely going to come to Vegas.
JackPalermo(09:29):I mean, even if you're not, justgo check it out. It's going to be cool.
BrendanKing(09:32):Oh, it's awesome. [crosstalk00:09:33] Yeah, it's definitely cool. And then on the entertainment side, we'rejust adding more clubs. What the heck?
JackPalermo(09:38):What the heck.
BrendanKing(09:38):What's going on with this?
JackPalermo(09:40):Zouk Nightclub is a newinnovative space pushing the boundaries of dance music and is poised to becomethe most technologically advanced nightclub in Las Vegas.
BrendanKing(09:49):They'll have music and lights.
JackPalermo(09:51):And lights. Kind of like theother clubs here in Las Vegas.
BrendanKing(09:55):So I'm curious to see what thistech side of it is.
JackPalermo(09:58):Right.
BrendanKing(09:58):And if it's technologicallyadvanced, I'm curious what that is.
JackPalermo(10:00):I mean, I guess they got a biglight thing in the ceiling there, I guess, since you know...
BrendanKing(10:04):Yeah. So I guess, it'll havemultiple experience with the Capital Bar and Empire, which will be able tooperate as an addition to the main club or separate venues on specific nightsand seasons. So it's... I guess got all these different experiences, whichseems to be the thing right now. It's not just like about one thing. It's aboutmultiple experiences because everybody's got ADD right now.
JackPalermo (10:26):Right.
BrendanKing (10:27):And then who's actually going tobe the DJs?
JackPalermo (10:30):Zedd is coming this Friday...He, or Saturday, Friday or Saturday... Saturday. I'm sorry. He is big time aresidency here. Tiësto's next weekend. My friend actually is playing tonight.
BrendanKing (10:43):Oh, no way.
JackPalermo (10:43):Dante the Don, is his DJ name.He's from Chicago. He's a good friend of mine.
BrendanKing (10:47):And he's a DJ tonight at thisclub?
JackPalermo (10:49):At Zouk, yeah.

JackPalermo(11:23):That's fine. Anyway, but nextweek, hopefully I can pull some club picks for you guys which make me look alittle quick cooler, I don't know. I don't know, but that was back in the day.A little old for that right now.
BrendanKing(11:34):So on the club level, we've gota new club coming called Zouk and on a little bit more of the theatrical level,Nevada Ballet Theater has some things also coming. If you haven't been to theSmith Center, honestly, it's an amazing addition to Las Vegas. It gave a lot ofthese types of performances the ability to come to Vegas. I know a lot ofpeople like Alvin Ailey in the past were like, "I'm not performing on thestrip."
JackPalermo(11:59):Right.
David (11:59):Yeah.
JackPalermo(11:59):So like Yo-Yo Ma, Alvin Ailey,Nevada Ballet Theater, the Las Vegas Philharmonic... This is their home, whichis the Smith Center. So they've got a show coming on Saturday, February 5th, at2:00 PM and 7:30 PM with choreography by Trey McIntyre and Lauren Lovette. It'scalled Two World Premieres. Is that the name of it, or are they just two worldpremieres?
JackPalermo(12:22):Oh, oh I don't know.
BrendanKing(12:23):But yeah. Nevada Ballet Theater,so if you haven't checked them out, honestly, they're great. And it's just anice addition to anything in Vegas. You have Formula One one day, go watch JackThe Hammer at [inaudible 00:12:34] and then-
JackPalermo(12:34):That's funny.
BrendanKing(12:36):Nevada Ballet Theater, which iskind of our like arts home, the Smith Center, very European style layout andgreat, great, great venue for a lot of the Broadway shows that come throughtown, but on the food side...
JackPalermo(12:52):Cottonwood Station eatery inBlue Diamond is so cool.
BrendanKing(12:55):I love this place. This is outin Blue Diamond. If you haven't been out there, it's what, 15 minute rideoutside of the city into a little town called Blue Diamond.
JackPalermo(13:03):Yep.
BrendanKing(13:03):Which I don't know what thepopulation is there. It's-
JackPalermo(13:05):Like 10, I feel like.
BrendanKing(13:07):I want to say like somewhere inthe under a hundred range for sure, but really cool place. They had to battleto get this place to open actually, years ago. But it feels like you're in adifferent world, great little outside patio.
JackPalermo(13:20):And you can see like wilddonkeys and stuff that kind of just like walk around the little area [crosstalk00:13:25]
BrendanKing(13:24):The town is known for havingwild donkeys. Yeah. Even some people's front yards have sprinklers that...
JackPalermo(13:30):Yeah.
BrendanKing(13:30):To get the donkeys [inaudible 00:13:31].
JackPalermo(13:30):To get the donkeys away.
BrendanKing(13:32):Because they'll eat their roses.But they have a wood fired kiln, or not kiln, wood fired oven and paninis,great pizza, beers, wine, all sorts of things. What kind of specials do theyhave?
JackPalermo (13:46):They got some specialists comingthis week. So $1 off beer, cider, hard kombucha, and wine. $2 off Prosecco and$1 off appetizers. Monday through Thursday. Special on breakfast on Monday,French toast and local coffee. We got next Tuesday, the 8th, happy hour onceagain. $1 off beer, cider, kombucha, wine and $1 off appetizers as well. Sothat's all coming on, Tuesday and Wednesday as well.
BrendanKing(14:13):So dollar dollar bills.
JackPalermo(14:14):Check it out.
BrendanKing(14:15):Save your dollar bills and checkout the specials at Cottonwood Station. But honestly great place. You feel likeyou're in a different world.
JackPalermo(14:21):That's really neat. We usedto... We'd go there like we'll just shoot over there for lunch if we did like ahike in like Red Rock or like right around there, because it's not too far fromthere.
BrendanKing(14:27):Tons of mountain bikers becausethat's the entrance to all the Blue Diamond Mountain biking trails. So a lot ofroad bikers, mountain bikers, hikers.
JackPalermo(14:35):Yeah.
BrendanKing(14:35):Jack The Hammer live. So on thereal estate side of things, Fontainebleau names a new president, so it lookslike they're rolling forward. Is it just me, or is the top of this buildingnever look finished? I don't really get what's the top supposed to- [crosstalk00:14:48]
JackPalermo (14:48):It's weird, like even, like thewindows there and stuff like that, it's like do something make them looknormal. It's like an eyesore.
BrendanKing(14:55):The more important thing is it'sactually getting done and they've named the president, they're pushing forward.
JackPalermo(15:00):Cliff Atkinson. He was a bighotel exec in New York, San Francisco for nearly a decade. And his most recentrole on the Strip was the luck store.
BrendanKing(15:10):Yes. So in other news, NevadaGaming Control Board recommends approval of the Venetian transaction. So thismassive transaction with Apollo Global Management, it moves one step closer toactually happening. So the Apollo, Sands and VICI properties first announcedthe deal in March and under the deal, Apollo, a New York private investmentfirm will be paying $1 billion in cash, and $1.2 billion in seller financing inthe form of a loan credit and security agreement. Anyway, they-
JackPalermo(15:46):Wow.
BrendanKing(15:46):What does that mean?
JackPalermo(15:47):Said that twice, real fast.
BrendanKing(15:49):In the end, I think they'reactually New York based VICI is paying $4 billion in this transaction and willhold the Venetian real estate, so it's a huge transaction. There's a lot goingon in the Strip, just hands getting dipped in different areas as far as who'staking over what, but I think a lot of them are just trying to release somemoney for additional projects, but yeah, that one's getting approved and it'sgoing to move forward.
JackPalermo(16:13):Really cool.
BrendanKing(16:13):Yeah, for sure. So SouthernNevada city's rank in the top 20 in highest rent hikes. I don't know if this isgood or bad.
JackPalermo(16:22):Well, I mean it could be pushingpeople to buy some homes now.
BrendanKing(16:25):Yeah. It's looking more and morelike owning a home is a better idea than renting here. Just with rents goinginsane. I think we were number 10, 12, 13, and 19-
JackPalermo(16:36):19, yes.
BrendanKing(16:38):In fastest or highest rising.
JackPalermo(16:41):So four spots in the top 20 inthe nation.
BrendanKing(16:43):And you know what though, if youlook at number one, New York city, the reason for that was because rents camedown so far that when they came back up, that increase is kind of deceivingbecause they had a huge decrease.
JackPalermo(16:57):Sure.
BrendanKing(16:57):When everybody skipped town. Sothen when they came back, of course they're going to come back 33%, 34%.
JackPalermo (17:04):Crank those up again.
BrendanKing(17:05):Or places like here. Rents neverwent down, they only went up. So I think that if I were to look at a year overyear, like over the past two years, our increase is probably definitely higherthan theirs, even though they're number one.
JackPalermo(17:16):Right.

They haveadult children and they have a casita, 800 square foot casita.

BrendanKing(19:39):So it'll be their son's firstplace where he'll kind of be on his own, and awesome pool. Great views, grotto,slide, wet deck, everything jacuzzi, and views of both the mountains and theStrip from front and back. Honestly, great house and super happy for my clientsthat they were able to beat out three other buyers and get the property andclose in 10 days.

JackPalermo(20:53):Number two, bad lighting. Doesthis need explanation?
BrendanKing(20:56):No, but we see it all the time.

BrendanKing(20:58):So many homes feel dark. And ifyou're building a home, spend a little bit of extra money and have them put inmore can lights.

BrendanKing(21:05):It honestly makes a massivedifference. Number three, not measuring your space.
JackPalermo(21:11):Yes. You should probably measureyour space.
BrendanKing(21:13):Yeah. Well again, we always tellour clients to come to the inspection and bring a tape measure.
JackPalermo(21:18):Yeah.
BrendanKing(21:18):So that's their chance, likethey have a little extra time more than you will ever until you close, that'syour chance to actually measure for furniture and measure for what have to makesure it fits. Because then you have time to get rid of it if you have to.

BrendanKing(22:05):We've got to have people removepieces just to make the house look good for our listing photos. Yeah,definitely. Don't go too large.
JackPalermo(22:12):Don't go too large. Next ischoosing aesthetics over comfort. So if you're furniture shopping, definitelygo in and sit on the furniture, lay on the furniture. Whatever's going to makeit more comfortable, because just because it looks good, it might be terrible.

BrendanKing(22:41):Improperly hung art. Again,typically it should be about eye height or a little bit higher than eye height.Too low, too high, just proportionally, just try to always hang your art at eyelevel. Next one.
JackPalermo(22:56):Not taking risks. So this one...Interesting. So kind of goes along the lines of, Hey, test your paint colors.Take risks.

BrendanKing(23:12):This next one, this one's a petpeeve of mine. Being too Maximalist. When people go all in on like the super,super, super patterns, florals, prints. Coco Chanel said, "Before youleave the house, look in the mirror and take one thing off." That's kindof funny. But like when people go all in say like on the girl themed rooms-
JackPalermo(23:32):Right.
BrendanKing(23:32):Where it's like fluffy rugs andpink walls and chandeliers, you can go too far, for sure.
JackPalermo(23:39):You can calm down on that. Yeah,right. Exactly, calm down a little bit. Next is asymmetrical spaces. So yeah,just kind of just create symmetry. Draw a line down the middle of the room andkind of put things where they belong.
BrendanKing(23:53):Yeah. That drives me nuts whenthings don't don't line up with symmetries. So accent walls, so this is onething that seems to come and go. So they're just saying don't go crazy with it.Obviously, just choose your colors wisely.
JackPalermo(24:11):Don't put an accent wall inevery room.
BrendanKing(24:13):Yeah. Yeah, exactly.
JackPalermo(24:15):Don't overdo it. And thenskipping the rug pad.
David (24:18):The most important one.
JackPalermo(24:19):Carpet pads under rugs. And Imean, it's just, you have to. You have to.
BrendanKing(24:24):Oh, otherwise your carpet's likesideways by day three.
